About
The development is a state-of-the-art XXL distribution centre, positioned at business park Steekterpoort, Alphen aan den Rijn. The accessibility of business park Steekterpoort is excellent as it profits from multi-modal connections, road and water, which makes it a desirable logistics location. The distribution centre will be built conform the BREEAM-certification ‘Very Good’. This certification reflects the sustainability of the building by the use of sustain materials and save energy, but also the livability of the building and the environment.
Location
The property is located in the centre of the Randstad metropolitan area. This is the most densely populated part of The Netherlands. Half of the Dutch population lives in this area (8.2 million inhabitants). Alphen aan den Rijn is strategically located between the country’s largest cities of Amsterdam, Rotterdam, The Hague and Utrecht. Because of its catchment area, it is an excellent location for e-commerce and last-mile operations. Together with Bleiswijk, The Hague and Waddinxveen, Alphen aan den Rijn forms the logistics hotspot area which is known as the A12 corridor. The area is packed with numerous national/ regional warehouses many supermarkets (e.g. Albert Heijn, Jumbo, Hoogvliet, Lidl and Dirk) and e-commerce operations (e.g. Zalando).
The property is located in very close proximity to the barge terminal of Alphen aan den Rijn (500 meters). The terminal is owned by CCT, which also operates the barge terminal of Moerdijk. There are daily transshipments via the barge from and to the Port of Rotterdam. CCT has the ambition to make this barge a carbon neutral trading route. It has over 350 of quay and two cranes. CCT sails with electric, so emission-free ships.The emission-free delivery vans that are mandatory in (most) city centers can be charged at the loading docks with the solar power of the 11MW (!) on the roof.

Rental price
The rental price will be determined in consultation with Lessee and depends of the initial lease term and other rent conditions.
VAT
The Lessor will charge the Lessee turnover tax on the amounts payable. If a Lease is agreed that is not subject to turnover tax, the Lessee shall be liable to make a separate payment to the Lessor in addition to the rent, to compensate for the loss that the Lessor or its legal successor(s) suffer or will suffer because the turnover tax on the capital expenditures and operating expenses is not (or is no longer) deductible.
Rent indexation
Annually, in accordance with the Consumer Price Index for all households (Alle Huishoudens) (CPI 2015=100), for the first time one year after the commencement date.
Service charges
In consultation with Lessee the remuneration payable by the Lessee for supplies of goods and services to be provided by or on behalf of the Lessor and the use of energy and water will be determined.
Lease term
Initial lease term of 10 (ten) years with subsequently continuation for consecutive periods of 5 years each.
Payment
Quarterly in advance.
Security
Bank guarantee of 3 month’s rent obligation including VAT.
