Rental contract

Security deposit
A bank guarantee or deposit equal to 3 months' rent. The bank guarantee must be provided by a reputable Dutch bank in accordance with the attached model. No interest will be paid on any deposit.

End of tenancy agreement
At the end of the tenancy agreement, the tenant must return the rented property completely empty and vacated, swept clean, without defects and additional facilities to the building and installations in the same condition as it is currently accepted, except for normal wear and tear. Everything in its original condition as recorded in a delivery report.

Alterations/renovations to the rented property
If the tenant intends to renovate/make alterations to the rented property, he must submit sound drawings and structural calculations of the intended work before the landlord gives permission, which must also show the consequences for the hull.

Insurance
Any further requirements from the government, municipality or insurance company with regard to fire-resistant regulations, soundproofing regulations, etc. are at the expense of the tenant. Regulations that the insurance company requires with regard to the rented property of the landlord will be carried out and paid for by the tenant.

Cannabis grow operations/drug labs, etc.
It is prohibited to establish or maintain a cannabis grow-op or drug laboratory, etc. This is subject to the penalty of immediate notification to the police by the letter and cancellation of the lease. All resulting costs will be entirely for the account of the tenant.
