Oosteinde 9 | office 1 | approx. 246 sqm LFA | 46 fixed desks | garden level and ground floor
The historic manor house ‘Cornelis’ is undergoing a remarkable transformation. The luxurious manor house with its neo-Renaissance architectural style is currently being converted by DME Amsterdam into a high-end, sustainable office building.
This beautiful and ambitious redevelopment is taking place on Oosteinde, directly opposite the recently renovated building of De Nederlandsche Bank and right next to the Frederiksplein with it’s green public squares. From March 2025, the completely redesigned city garden with sculptures and the canal-side terrace of De Nederlandsche Bank will be open to visitors. This will create a very special green oasis in front of 'Cornelis' and right in the middle of the city. With the Amstel River, Utrechtsestraat, the Magere Brug and the Amstel Hotel all just a stone's throw away, this location exudes timeless elegance.
The transformation of Oosteinde also involves making changes to the interior to improve the functionality and facilities of the office building, while preserving its historical essence. The entire office building will be delivered as a fully modernised, sustainable and gas-free building with 120 solar panels, heat pumps, heat recovery units, an A+++ energy label and a BREAAM-NL In-Use qualification level of 'Excellent'.
The 9-window-wide office building of no less than approx. 1,016 sqm LFA has four floors and boasts a green private landscaped car park at the rear. This newly developed parking area will accommodate 12 cars, six of which will have EV charging stations. Apart from the option of leasing ‘Cornelis’ as a whole, a partial lease is also possible from approx. 240 sqm LFA. Office 1 (approx. 246 sqm LFA) is a double-level unit on the left side of the building, occupying both the ground and garden floors, connected by an indoor staircase.
A distinctive feature of ‘Cornelis’ is the large, bright, open floor areas with exceptionally high ceilings. A modern, sleek extension with a spacious roof terrace is being built at the rear of the office building. Once completed and ready for delivery, the upscale turnkey level will include a Loxone Domotica smart office system for integrated control of all installations. Bespoke private and luxurious kitchens, premium hardwood flooring, stylish lighting and chic travertine tiled sanitary facilities are all part of the planned delivery as well. Meticulously chosen colours, high-quality materials and eye-catching details combine to create an unprecedented and impressive end result.
For businesses looking for both comfort and luxury and wanting to establish themselves in a building that has been made fully sustainable and has a unique look and feel, this is a wonderful place in Amsterdam.
Broersma Werken leases 'Cornelis' in partnership with Bas Sijbom of Spring Real Estate.
HISTORY
The spacious manor houses on Oosteinde were designed by Cornelis Outshoorn and built in the year 1865. Their original purpose was to be used as residential buildings. The client back then, the Nederlandsche Bouw-Maatschappij, had the building built in the neo-Renaissance style.
BUILDING
The façade of the monumental building 'Cornelis' has a total of nine windows per floor (garden level, ground floor, first floor and loft). White ornamental curled mouldings are fitted under each window frame. The white bay window on the first floor, with rounded forms on either side, is a real eye-catcher. An impressive modern glass conservatory has been added to the rear, with a roof terrace above it on the first floor. The entire shell of the building has been completely renovated and made sustainable, while retaining the characteristic and striking details. The foundations of the entire office building were renewed during the renovation.
INTERIOR
The design of 'Cornelis' strikes a sophisticated balance between contemporary design and the preservation of the classical elements that characterise this striking building. Carefully chosen colours, details and high-quality materials draw you into a world of warmth and comfort. The open floor plan gives the building a light and spacious feel throughout.
LAYOUT
Apart from the option of leasing 'Cornelis' as a whole, a partial lease is also possible from approx. 240 sqm LFA. The manor house will be divided into four offices, with the possibility of combining two or more offices in various ways to create the amount of floor space required. The (joint) hallway, staircase, lift, luxury sanitary facilities, server rooms, technical rooms, storage rooms and custom-built kitchens are all located in the heart of the building.
Office 1 is a double-level office on the left side of the office building, which combines the ground floor and garden floor. An indoor staircase connects the two. In consultation with the landlord transparent partition walls can be installed to create additional meeting rooms.
SUSTAINABILITY
The comprehensive and sustainable refurbishment began in 2022 and is expected to be completed in Q2-2025. The municipal landmark building will be fully sustainable based on the BREEAM-NL certificate, the international standard for buildings in the field of sustainability. It is expected that 'Cornelis' will be awarded a BREAAM-NL In-Use qualification level of 'Excellent' and an A+++ energy label.
OUTDOORS
The private landscaped car park, designed by a renowned landscape architect, will feature clinker paving and a permeable gravel fix system over 358 sqm. Six of the 12 parking spaces will be equipped with EV charging stations. On both sides of the automatic entrance gate, the area will be enclosed by 1.80m-high green fencing for privacy. Wide green borders with various plant species will be placed along the rear facade, and the entire area will be delivered with beautiful trees. A low-rise stairway will provide direct access to the garden-level offices.
NEIGHBOURHOOD
The Cornelis office building is located on the edge of Amsterdam's famous canal belt (known as the Amsterdamse Grachtengordel). An exceptional location, directly opposite De Nederlandsche Bank and close to the Frederiksplein. The Utrechtsestraat with all its services, shops and restaurants is within walking distance of the office building. What is special on this street is the Japanese restaurant Ku Kitchen & Bar, as well as Bistro de la Mer and restaurant De Juwelier next door, also on the Utrechtsestraat, which are both a perfect mix between bistro and chic. Within cycling distance is the bustling De Pijp neighbourhood with its popular Albert Cuypstraat and market, Van Woustraat and Ferdinand Bolstraat.

The office building is easily accessible by public transport thanks to the nearby metro and tram stops on Vijzelgracht and Weesperplein. Vijzelgracht is roughly a 9-minute walk away. The North/South line passes through this station. The Weesperplein is a six-minute walk away on the other side of the Amstel river. Metro lines 51, 53 and 54 provide a direct connection to Amsterdam Central Station. The office building is easily accessible by car via Sarphatistraat.
