The Lijnbaan is the most important shopping street in Rotterdam. It was opened in 1953 as the main pedestrian street in the new shopping area, after the old shopping area was destroyed during the second WO II. The Lijnbaan was designed by the firm Van den Broek & Bakema under the direction of the architects Jo van den Broek and Jaap Bakema. It was the first purpose-built pedestrian street in Europe. A completely car-free zone, which has been a test case for numerous car-free shopping areas around the world.

LIJNBAAN AGREEMENT:
The various owners of the Lijnbaan are united in the Vereniging Lijnbaanakkoord Rotterdam. The association aims to make the Lijnbaan and surroundings function better. Part of this is having control of the management of the public space, including security, maintenance and promotional activities. The costs related to the plus level are charged to the Lessee as promotion/service costs.

In addition to the previous paragraph, the BIZ (Business Investment Zone) Rotterdam Centre for entrepreneurs and property owners is now in force as of 1 January 2019. The Lijnbaan area is part of this BIZ as a sub-area. From January 2019, all users and property owners will pay a BIZ contribution of 0.08% of the WOZ value, which is charged via the Municipal Taxes. The reference date for receiving an assessment is always 1 January. The lower limit for entrepreneurs is set at € 500 and for owners at € 1,000 per object. The upper limit is set at € 4,500 for entrepreneurs and € 15,000 per object for property
owners. As long as the BIZ is in force, the BIZ contribution replaces the mandatory contribution to promotion/service costs as mentioned in the 1st paragraph.

LEASE TERM:
10 years + n * 5 extension years.

SECURITY:
Bank guarantee based on 3 months’ rent, service charges and promotion costs plus VAT.

INDEXING:
Yearly, for the first time one year after commencement date, to conform with the ‘maandprijsindexcijfer’ (CPI), All Households on most recent time basis (2015=100).

LEASE CONTRACT:
Standard lease contract Lessor, based on the ROZ-model 2022.

STATE OF DELIVERY:
Lessor is leasing the unit in shell, completely renovated state. The facilities present in the rented property - which do not belong to the hull/rented property - are made available to the Lessee during the rental periods, without financial consideration, so the Lessor has no maintenance, replacement and/or repair obligation in this regard.

GREEN LEASE:
The parties recognise the importance of sustainability and agree to support each other in achieving the jointly formulated or to be formulated objectives. Parties will sign a sustainability agreement to support each other in achieving these goals.

HISTORICAL BUILDING:
The leased property is nationally listed building(based on the Heritage Act).
