The shopping centre includes around 200 different retailers and there is always room for new innovative concepts.
The AMSTERDAMSE POORT Shopping Centre is a dynamic shopping area at the heart of Amsterdam-Zuidoost. The city district Zuidoost currently has around 82,000 residents. It is expected that this number will rise to 100,000 residents by 2030, thanks to the many new-built projects in the surrounding area which will aim at the middle and higher income levels.
LOCATION
The retail unit is adjacent to the entrance of the Albert Heijn supermarket. Hundreds of people pass by this location every day and a better location with so much traffic will be hard to find.
The unit is very centrally located and at a walking distance of the Johan Cruijff Arena area (Ajax Stadium, AFAS Live concert hall, Pathé Cinemas, and various large-scale stores such as Media Markt and Decathlon).
Amsterdamse Poort is easy to reach via the Amsterdam Bijlmer Arena train and metro station which is only a 5-minute walk away. Parking is also not a problem as the shopping area has several parking garages. The Q-Park parking garages P21, P22, P23, and P24 are all easily accessible.

Rental price upward of – € 36.000,- per year/excl. VAT
This price will be subject to an annual indexation.
Service charges upward of – € 2.900,- per year/excl. VAT
The tenant will be charged with an annual advance payment plus VAT which is to cover the costs for, amongst other things, cleaning of the communal areas, heating, etc. An annual settlement of these costs will be done based on subsequent calculation. The provision of and payment for electricity, gas, and water within the rental space will be done via a direct contract with the various utility companies.
Contribution shopkeepers’ association/promotion costs upword of – € 1.200,- per year/excl. VAT
This contribution is used for the joint promotion activities that are organised by the complex and tenants will be informed separately about this by the association. Membership of the shopkeepers’ association is mandatory and the contribution plus VAT will be charged on a monthly basis.
Level of finish on delivery – the retail space will be delivered as a shell.
Lease term – 5 years + 5 optional years.
Security
At the moment of signing the lease contract, the tenant will be required to submit a bank security to the lessor to the amount of three months rent including the service charges and promotion costs, plus VAT for the total amount.
Rental agreement
When parties enter into an agreement, the main rental conditions will be established in a standard rental agreement used by the lessor which also includes the relevant general terms and conditions based on the ROZ model (Dutch Real Estate Council) ex Article 7:290 of the Dutch Civil Code.
Reservation
Tenants are required to submit documents to the lessor in order to demonstrate their solvency before the rental agreement can be concluded.
