CONDITIONS FOR A SHOP WITH AN INDOOR WORKSPACE WHERE FOOD PRODUCTS ARE FIRST MANUFACTURED AND THEN SOLD:
Drinks and food may not be given away for direct consumption. The shop may not have a catering appearance. In order to comply with the requirement that food products are not given away for direct consumption, the food products must be properly packaged (i.e. bag-proof) and given away for consumption elsewhere, so not in the vicinity of the shop. Bag-proof means that the customer must be able to take the food products with them in a bag and that the packaged food products cannot spill or leak. The food products that are made in the shop may not be packaged and sold individually, but must be packaged and sold at least in sets of 4 at a time. The range of goods may not be aimed solely at tourists. The shop with an indoor workspace must also be suitable for Amsterdam residents and may not focus exclusively on tourists. The language in which promotions and/or advertisements are made must (also) be in Dutch. The appearance and interior of the shop must also be aimed at Amsterdam residents and may not focus exclusively on tourists. The prices of the goods must be in line with what Amsterdam residents are prepared to pay for them.
CONDITIONS FOR MIXED FORMULAS:
You may only use a maximum of 10m2 of this retail space for additional catering (the remaining space of this retail space must be used for one of the aforementioned destinations). The catering area may not be placed next to the window. You may not advertise the catering activities. The catering activities must fit within the Catering category 4 (coffee/tea bar, lunchroom, etc.). No alcohol may be served. A terrace is not permitted. The catering area has the same opening hours as the shop/facility. The shop/facility/workpace/(cookies) bakery/chocolate maker and the catering activity are operated by the same entrepreneur.
PROHIBITED:
Grow/head/seed/smart/souvenir/telephone shop, mini-supermarket, gambling and gaming machine installation, exchange office, massage salon, tourist shop, tourist service provider, office with a counter function aimed at tourists, grocery store, facility aimed at entertainment.
EXPLANATION
Tourist shop is a form of retail trade that focuses on tourists and/or day trippers and excludes Amsterdam residents, not being a souvenir shop.
Tourist service provider is an establishment that provides consumer services that focuses on day trippers and/or tourists and excludes Amsterdam residents.
Office with a counter function aimed at tourists is an office with a counter function that focuses on day trippers and/or tourists and excludes Amsterdam residents.

OPERATING PERMIT
If the initiative meets the destination (with or without a mixed formula), the tenant still needs to apply for an operating permit from the municipality of Amsterdam. The tenant will then have to go through two tests with the municipality: the Bibob test and the lifestyle test. The processing time between applying for the permit and whether or not the permit is obtained takes approximately 2 months. However, the tenant is responsible for obtaining an operating permit himself. The rental
agreement cannot be terminated if the tenant is not granted an operating permit. However, the landlord is prepared to suspend the rent with the lead time that the (weather or not) operating permit entails.

REMARKS
Although the toilet is equipped with a brand new Sanibroyeur pump, this grinder/pump cannot process sanitary pads and/or cherry stones. It is recommended that you visit the toilet in a Southern European manner (sanitary pads, cherry stones and even more than 5 sheets of toilet paper per visit should be deposited in a toilet bin specifically intended for this purpose);
Although the combination of both underfloor heating (in the rear) and the air conditioner (in the front) can (also) heat the entire retail space (even with the door open), this combination may not be sufficient in extreme cold. In that case, the tenant should not leave the door open and/or install an (extra) mobile electric heater (available for approximately E150);
If the air conditioner (which the tenant receives on loan from the landlord) breaks down for whatever reason, it may or may not be repairable. In that case, the tenant will have to purchase and install a new air conditioner himself;
Entering into a shell rental contract means that the tenant himself is responsible for (the maintenance of) all installations (the air conditioner is not part of the rented property).
The general entrance (which does not belong to the rented property) is shared with the upstairs neighbors. This layout has the advantage that the tenant can use the entire facade width of the store as a display window;
Although the roller shutter does fall over the keyhole (and therefore the shop door can not be opened by burglars), the roller shutter does not reach the ground. Because of this, the roller shutter does not look nice. Since there is only a gas meter (in the retail space) for the entire building, there is no gas meter;
